Landscaping (cont.) The following design elements shall be considered for Gas Stations in Commercial Centres: 72.

Shrubs, in combination with high cano- py trees, should be provided along the street frontage to complement boule- vard trees. These trees should be 5 cm caliper, planted at 6 m on centre, and located within the property line. Some conifers and specimen trees should be provided as accents. “Weeping” tree types are not permit- ted. A 3 m wide landscaped area should be provided along street frontages for site definition and screening of views to- ward the site. In some locations, re- tention of existing trees may be appro- priate. (illustr.) Landscaped areas defined by a raised curb should be provided within the site. These islands should be used to direct the flow of vehicles through the site and to soften the paved areas. Landscaping should reflect the urban character of the area. Low hedging and shrubs of a regular height (approximately 1 m) is recommended along the street. Deciduous trees should be planted in groups as accents on the site. Overall landscaping con- cepts should be coordinated with the landscaping on abutting land uses and buildings forms (e.g. from above views).

COMMERCIAL CENTRES 76. If required, solid, high-quality fencing, or low walls in combination with land- scaping, should be provided along the inside of property lines. Materials

should be compatible and coordinated with the materials used on the build- ings on-site.
