The following illustrates the distribution of the City population within each of our six communities. Over the last five years the average annual growth rate in both Fleetwood and Whalley (including the City Centre) have been the two highest at 1.5% and 2.6%, respectively. increasing density in North Surrey’s City Centre area.

Surrey’s population at the end of 2023 comprised approximately 21.23% of the population of Metro Vancouver. Based on Statistics Canada’s 2021 census for percentage growth from 2016 to 2021, Surrey ranked as one of the top municipalities in Canada, having grown by 9.7% between 2016 and 2021. This compares to the provincial average of 7.6% and the national average of 5.2%.
