All Heavy Industrial development entirely within the industrial designation of the OCP and zoned consistent with the industrial-Heavy Zone in the Zoning Bylaw.

Light Industrial Development entirely within the Industrial or the Mixed Employment designation AND

That is zoned consistent with the Light Impact Industrial Zone in the Zoning Bylaw; and Does not abut property zoned for residential land use; OR Does not abut a Provincial highway, an arterial road or a collector road.

New building (limited to 470 sq.m (5,000 sq.ft. or less) OR exterior renovations additions and/or site works ONLY if they are compatible with existing on-site development already controlled by a Development Permit (e.g. materials, colours, and form and character).
